Short stay proposals falling through

Hi everyone. Recently I received and pre-approved two proposals for stays of 1 day and 3 days. One person cancelled and the second did not have enough GP to fund the stay.
Both these visits seemed more like hotel bookings than in the spirit of a holiday.
Is this common or am I just having bad luck with my first two exchanges. I am excited to have 2 more coming up in the next 2 months and both are already finalized.
Should I have been more cautious about accepting the 2 short stays?

Hi Susan, pre-approvals are no guarantee of a finalised stay. Many members send a lot of requests then don’t follow through. Pre-approving too rapidly can even put certain members off. When I receive a request I never pre-approve, I send a message saying ’ This may work, do you wish to continue the conversation?’ If they do, I try to communicate more by asking them about their trip and asking tjem to confirm who they travel with etc. I then ask them if they are ready for me to pre-approve so they can finalise. As a new member dont be too eager to move fast, you need serious experienced guests to be sure all goes well.

Hello Susan :slight_smile: thank you to @SusanJbrn for her really great advice. I would agree! It is very different to accommodation booking sites that you might be more used to using. I would advise you to take your time when approving a stay. Have a good chat with the members and find out a bit more about them first. Is this your primary home that you are exchanging? Personally I find it an awful lot of work to get my home ready for just 1 or 2 nights. But then I do have 2 children and children have lots of stuff that near tidying away! :slight_smile:
