Guest wants me to cancel GP exchange?

Am fairly new to the Home Exchange system so need a bit of advice please. I have had a person book 2 nights with GP. Exchange has been finalised - on both sides. He is now saying he wishes to book an AirBnB closer to where he wants to be and it will be better for 2 people. He has asked me to cancel and refund his points. Should I be doing this? Do I incur a penalty for doing so? Should he cancel? What is the norm here? Am a little annoyed as it’s over a premium time - I get the feeling he grabbed my place THEN looked for other options - but who knows?

Hosts are not obliged to return points. The best thing in this case is to wait and contact member service and explain the situation. It would be for the guest to cancel, not you in any case.

This is not how people are supposed to treat you. When you finalise an exchange, people agree to stay in another’s home. There must be a very good reason to cancel, like sickness or death. If guests found something better, they should cancel and you should keep the points. Hopefully, that will make them think twice before they finalise an exchange next time.

Thank you everyone. I will contact support and ask them. I understand people cancel but I do feel (like others) it needs to be for a very good reason. Thanks everyone!

Personally, I would keep the GPs and leave him a negative review.

Thanks everyone for the suggestions. I contacted Support who replied saying the Guest should cancel as it was their request (to cancel not mine) and that it was my choice to refund the points or not. I forwarded the copy to the guest who cancelled. I did refund some (only some) of the points.
