I have just purchased Admiral, they had to check with the underwriters but no extra cost and good price. Much cheaper than PIKL.
My own insurer Halifax said I wasnât and couldnât be covered for HE. In the end I had to replace the whole policy with one from HomeProtect - recommended by ChatGPT as an insurer that would flex to my needs. I spoke to an experienced broker who classifed HE visitors as âHoliday Home Guestsâ, with no limit on the number of days. I am paying an extra ÂŁ14 a month.
I found this discussion useful, so wanted to share my own experience. I was with Halifax but they explicitly will not cover home exchange. I checked out all the major insurers mentioned above - Admiral, Aviva, LV, DirectLine, HomeProtect - and checked them through with AI. The ones with clearest terms for Paying Guests and Non Paying Guests was DirectLine and HomeProtect. Both were about ÂŁ550 for a 3 bed, with Homeprotect a bit cheaper and Directline a bit more expensive. I went with DirectLine because it covers 20 days for 5 guests as standard and has really clear wording, plus is a well known insurer. I then bought a ÂŁ39.99 top up policy from PIKL to cover the items specifically excluded by DirectLine. Hope that helps!
