I am new here and my first guests will be staying this summer. There will be 5 different stays, all families between 3 and 7 people. One after the other, with 1 night or same day changes. I won’t be there, my cleaner will prepare the house.
My guests are usually staying 4-5 nights and nearest supermarket is 2 mins walk..
Now my questions:
Shall I leave some basic food and drinks for them on arrival day or shall I totally clear out the fridge? For example I don’t drink coffee but I provide a coffee machine. Should I also buy coffee (and milk?)
Shall I leave showergel and shampoo or clear out the shower?
Do most people install a keylock outside (is that safe, don’t they get broken into easily?
What to do about air condition use? Do you charge extra or included?

Welcome to the Forum! Exciting to hear about your first exchanges that are coming up. I would usually leave basics and a few nice treats for my guests, but then I have never done a series of back to back exchanges. This might be tricky unless your cleaner is willing to also provide these items? It isn’t however essential and i’m sure your guests would understand if you couldn’t do this. Just make sure you communicate this with them so that everyone knows what to expect.
We have a key lockbox but it is hidden out of view of the street. I also live in a very safe neighbourhood and it is a touristy area so lots of lock boxes around!
We include air-conditioning and i’m afraid it is not permitted to charge. I would recommend including information in your house guide about fair use.
