Hello! I need the help of the community to improve my listing. My first issue is that many people think it’s an appartment, while the title says “room” or “chambre chez l’habitant” or “camera privata” (respectively in the english, french and italian version of the listing) and it’s also in the “Additional information” part of the listing, but often the people that contact us think it’s the whole apartment and then they seems surprise by such a “high” number of gp per night (which to be seems to me to be on the low side when compared to similar listings in Brussels instead)… so, the question is: what would be the ideal way to make it clear that it’s a room and not the entire apartment?
Apart from that, any other constructive criticism to the listing? What info is missing that you’d find useful, or what’s not clear enough and could lead to confusion (other than the fact that it’s a private room)? Thanks in advance!

Your listing is cristal clear about the fact that it’s a room in an appartment.
I would add if the kitchen is shared , if there are hours to use it and a place in the fridge and if it is authorised to eat in the room or where the traveller should eat.
And if the bathroom is shared or private.
And to brighten the photos. Maybe you can do it on your phone.
Personally i add the photos of the neighbourhood. You speak about a park botanic.
What about a photo to make it real and attract travellers?
I think the best way to make sure people understand the layout is by providing a layout diagram as one of the pictures. I wrote about it a couple of years ago in a post aimed at Airbnb hosts but it works here as well. Check out my example on this old blog post https://howbillrolls.com/dear-hosts/
Hello @Billny, I really appreciate your feedback! While I think the layout diagram could be very useful, I don’t have the skills to make one, nor the interest to pay for somebody to make one for me, as this is not a commercial bnb or an airbnb. But the post in general is gold and I’m going to apply some of the advices, for example including a picture of the coffee machine, of the boiler and of the microwave, so guests know they can get espressos/cappuccinos, make a tea or warm up food. Incidentally the picture of the bed against the wall when extended is already present, so our guests will know already that, when coming in couple, one of them will be imprisoned by the other in the bed Also I’m setting up a document with some things that might be useful for the guests to have before arriving (wifi password with qr code, address, our phone numbers etc) and your document gave me the idea to create a guest network for each guest that comes with a mnemonic password based on their name. I’ve seen this before but I had forgotten to apply it myself. Thanks again!
Thank you for all the precious feedback @Nathalie1! I added the info about the kitchen and fridge and tried to add some light to the photos. When we’ll next have a guest (this weekend) I’ll try to take new pictures because the sheets we were using last time were surely dark and made the whole room look darker. I also added pictures of the bathrooms and toilets, as some potential exchangers asked for them.
