I’d like to suggest a thorough re-evaluation of how Guest Points (GP) are assigned, especially for properties in city centers. I recently experienced a GP drop after moving, which seems completely illogical.
I moved from a small 1-room apartment with a garden (located about 30 minutes by bus from Odense) to a 2-room apartment right in the absolute center of Odense. You’d expect such a central location to yield a higher GP value, as it’s far more attractive to guests. Instead, my GP has fallen drastically, to a level I rarely see for other properties.
This system doesn’t seem to reflect the reality for a city like Odense:
- Odense is Denmark’s 3rd largest city** and the biggest city on Funen, experiencing significant tourist growth.
- The city is a popular destination thanks to H.C. Andersen’s legacy, art, handicrafts, beautiful nature, local delicacies like marzipan and brunsviger, and a wealth of festivals and events.
- My new location is optimal for guests: a large park is just a 6-minute walk away (far better than my old tiny garden!), and the city’s free tourist bus stops just 3 minutes from my door.
- Pubs/bars/shopping just around the corner
A low GP value for such a central and accessible location doesn’t align with the value it offers potential guests. It also discourages owners from offering properties in desirable areas when the system penalizes central placement.
I hope you’ll take this into consideration and think about adjusting the GP algorithm to better reflect the actual value and appeal of central locations in cities like Odense.
